I lease a building for which I have a contract with the landlord to lease the place for one year at a particular price per month. There are also some rules we have previously agreed upon. A normal lease, basically.

I'm just wondering, if I always pay the rent, and, don't break the rules that we have agreed upon, is there any situation where she could evict me anyway? Or is it pretty much like I own the place for a year?

That's correct. There has to be a legal reason to evict someone on a yearly lease; one can't tell someone to "get out" because they've decided they don't like their face.

Landlords actually do NOT like to evict tenants; it's a time consuming and financially unrewarded experience. They'd much prefer to collect rent, know their rental units aren't being destroyed and spend few sleepless nights wondering what is happening to their investment.

Yeah, I don't see any reason why I would be evicted, except that I know she'll sell the building to anyone who has the cash; however, she want's more than it's worth and it's not technically "for sale".

If the building was sold, would my lease still stand?

There are a few reasons why you can be evicted despite not breaking any major rules.
If you are consistently late with your rent your state landlord tenant act may have upheld your landlord's right to evict you. If you lied in your application, your landlord can evict you. If you accidentally or intentionally cause destruction to the building totally a certain amount and you refuse to pay for repairs, your landlord can evict you. If you develop a criminal background your landlord can evict you. If the landlord has a nuisance clause in his lease, he can evict you for being a PITA.

Yeah, our lease is kind of vague. It doesn't specifically list anything that could get me evicted, besides breaking the obvious rules. I'm really curious about what happens if the building gets sold though, I know one of my neighbors is interested in buying it and kicking everyone else out. (though I'm pretty sure he doesn't have the money)
