I apologize that I didn't put this in my other post, but I felt this may be a different subject. Where do I find information about specific landlord tenant law for my state? More specifically the clause where the "life" of the carpet is defined. I want to help my former roomate pay to replace his carpet, but am having trouble defining the exact amount I should contribute. BTW, carpet is 10 years old, but was high quality when installed. My damage is cause for the replacement, But I don't feel like 100% is applicable in this case because of the age. I have searched like crazy and can't seem to find this info. Only asking because the Roomie is starting to act like a child.

You will not find anything regarding carpets in your landlord tenant act. The best you can do is find out who manufactured the carpet and what the grade and type is. Once you match that up with the current age of the carpet you will have its depreciated value. Taking a small piece to a carpet company could yield valuable information.

I'm 200 miles from the carpet so taking a sample is not an option. Is there a general calculation to determine the value of the carpet? As of now, my former LL wants me to give him 1100 dollars for the replacement of ten year old carpet in a room that is 27.2 square yards. The total replacement cost varies from 1100 to 1700 based on 5 estimates. I just want to know what amount would be fair to give him as my share.

So now the LL feels as if by asking for copies of extimates and the actual bill from the original carpet install that I am trying to dodge payment of damage. So at this point I am going to ignore him. Can this come back at any point to and bite me? let me count 1, 2, 3, 4, how about 5 no's? Thanks for your help Cvillecpm, it is appreciated. I wish I had half the knowledge you all had about these legal issues. This forum is a great help.
