What is the name of your state (only U.S. law)? UT


Need some help. I have lived inthe same complex for 2.5 years now and the landlord left and we have a new ball breaker of a landlord. We were able to pay our rent within $100.00 and if we were able to do that they could not charge us late fee's, now the new landlord refuses to do this and if your rent is not paid in full by the 5th you are served with a 3 eviction and there is not way of getting out of this. My sister has a boyfriend who is not on the lease at her place, but becuase he has had residency there for more then 30 days she has to get an eviction noticed served to him and then he still has rights that will make it harder for her to kick him out. How can that be different then what I have.

The other gal in the office told me that I dont want to be evcited even though that we make me not financial repsonable for the remaining contract, so any suggestions besides the smart a__ comments of just pay your rent on time. I have other things that play into me not being financialy set at the moment to pay my rent on time.What is the name of your state (only U.S. law)?

Do you have a lease? the written and signed kind.

You were lucky before, now you have a new LL.

The way to get out of that, is pay your rent on time.

Your post makes no sense either. What is your question exactly. Do you have a lease or not.

Darn that landlord! How DARE he expect you to fulfill your contractual obligations. What COULD he be thinking?!?

Your need to do a search of the forum. You will find another post made by someone in Utah. Their subject line is "Ball Breaker Tenant"... and they complain about a tenant who continues to make partial payments of rent.. breaching their signed lease.... and tries to blame the landlord for not cutting them any slack.

Arrange to pay your rent IN FULL by the 5th - take a second job, work retail for the holidays - do whatever is necessary so you are not HOMELESS

Kudos to your landlord for treating his BUSINESS like a BUSINESS - no late fees may work for returning DVDs - not for your rent!!

You shouldn't have even bothered. Hopefully being homeless will change her attitude of subperiority (lol)
 
Your previous landlord was a doormat. You will not find too many of these. Your current landlord is within his legal right to enforce the lease.

The "gal" is correct. If you are evicted then you will have a court record of this that other future landlords will see and no landlord wants to rent to someone with an eviction history. This will make it very hard to get future rentals.
