Lease renewal - negotiate?

What is the name of your state (only U.S. law)? IL

My lease is coming up for renewal in April and the LL wants me to sign a renewal for the same terms. Claims they will give me a $300 credit for renewing.

My question is, I have seen the similar / same apartments from the LL being advertised in the papers and on the internet for roughly $40 less per month that what I'm currently paying.

Obviously that adds up over 12 months to almost $500. Anyway is it fair / appropriate for me to try an negotiate the lease terms? Considering I have been on time with all my payments and haven't been a problem tenant?

Don't know why I'm hesitant to try and leverage the ads to reduce my rate.

Sure, you can negotiate. Doesn't mean they have to work with you.

What you're talking about is a $15 per month rent increase over the coming year. It's really not that much.
 
You are correct considering the $300 credit for renewing.

Although it's still almost $200 which I could certainly use.
