keeping security deposit

I usually give back as much of the deposit as possible but this time i might have to take it all or most of it. When taking the deposit or even if i give some back do i get something in writing that they would sign? If yes what should it say if i take the entire deposit? Does it matter? I have lots of pics to back me up.

Don't you just LOVE it when someone decides to enter the BUSINESS of being a landlord.... and hasn't even read their own state landlord-tenant laws??
Get an attorney to handle this for you...

here's what mine says. There is not that much to it that's why i asked

14. SECURITY DEPOSIT. You will deposit with us before May 1, 2009 $750.00 as a security deposit. If you are in default under this lease, we may use the security deposit to pay the rent or any other money you owe us under this lease. If you fulfill all of your agreements under this lease, we will return the security deposit to you within thirty (30) days after the lease ends, minus any damages.

Whats with the second thread.

Keep all of your questions together, you should already know where the government of CT has the laws posted. How can you be a landlord if you don't even know the proper method to return a security deposit, any portion of, or billing for additional money.

You might want to visit the Mrlandlord website. There are landlords there that will help you figure this out without putting you down.
