Questionable interpretation of condo docs

What is the name of your state (only U.S. law)? FL

I am in a legal sublet. Filed, fee paid and approved by the community's condo association. The association documents indicate that an Owner is responsible for (among other things) the proper maintenance and repair of (including, but not limiited to) air conditioning, carpeting, appliances, and others not relevant here.

My lease with him indicates only that I, as tenant, am responsible for unclogging any drains or plumbing which I clogged, and changing or cleaning the A/C filters monthly. Both of whcih I do. It mentiones NOTHING about the A/C system, carpeting, or cabinets.

I have been there 3+ years. The carpets have been cleaned only once (I paid for it), and the A/C inspected (not cleaned) only once (also on my $$$). When I asked the landlord to have the A/C professionally cleaned, to steam clean the carpets, and to replace cabinet facings which were burned by another temporary (and unauthorized tenant) (his arrangement, NOT mine), he said that the condo docs referred to an owner in residence, and had no bearing on his obligation to me as a tenant.

Since my lease mentions none of those items, isn't it still his responsibility, per the condo docs, to take care of those things?

It's YOUR responsibility to clean the carpets...hell, you dirtied them!

As for the a/c system - that's a bit more iffy. The LL is supposed to maintain the system in working order. If the system is working, then he's doing what he's supposed to.

they do not have to steam clean the carpet, your request, your dime. Same with the A/c. as long as it works.

they also do not have to replace the cabinet facings.

you are talking about is only cosmetic.
