My mother listed me on the deed as a owner to her house to prevent my sister from having any legal claim to the house . If my mother passes away will my sister have any claim on the house. For the state of California.

If you are the sole-owner listed on the deed.. then no. It would be as though your mother sold you the home.

Your sister could sue - anyone can sue for any reason - but whether she would be successful is a different story.

It depends on how the home is titled.
Forgot about the title - and my wife used to manage a title company too :rolleyes:
Also, there may be gift tax issues.
Would this depend, also, if the OP "purchased" the home from his parent?
Just to make sure I am reading this right - there is no gift tax in California for the receiver? But, I believe a gift tax applies on a federal, right?
No tax on the person receiving your gift. The person who receives your gift or estate will not have to pay any gift tax or estate tax because of it. Also, that person will not have to pay income tax on the value of the gift or inheritance received.

**A: whose names are currently on title? If mother is still on title, then it depends upon the type of tenancy. If joint tenancy, then sister will have no claim.
