What is the name of your state (only U.S. law)? Texas
What happen if my spouse change to my last name? What are the benefits and consequences? How about the separate properties when we live together? Are these separate properties affected by changing to the other spouse last name? Thank you in advance for your advice.

Changing names doesn't really change anything. You notify the DMV and your creditors and you're done.

..and anybody else you have existing contracts or relationships with.
I recommend that either with name changes or with marriages or divorces which include such that you get a bunch of "true copies" of the decree/marriage license to have. Some places will want a copy. Some will at least want to look at it.
