Property tax -life tenant died

What is the name of your state (only U.S. law)? NC

The life tenant rec'd the property tax notice July 1 - he died July 16 - his executor has not paid the property taxes - the remaindermen (the life tenant's two step daughters) are waiting for public administrator to close their mother's estate - who pays the property taxes the life tenants executor, the public administrator or do the remainder men have to pay it?

The estate is liable for taxes that covered the period they were alive. In other words; any taxes for the period up to July 16 are owed by the estate. Anything after that would be owed by the remainderman.

Some municipalities tax in arrears, some ahead so without knowing which your municipality does, the answer cannot be anymore defined.

I agree with this answer, however, if I were the remainderman, I would ensure one way or the other that the taxes were paid. I would rather sue the estate of the life tenant for property taxes that were their responsibility, before risking the property...assuming that the property had enough equity to make it worthwhile.

the taxes are for the calender yr 2011 - interest charges acrew as of 1-6-2012 - the life tenant lived in the house for 7 1/2 months - so the executor of his estate would pay 62.5% of the bill and the remainder men would pay 37.5% - correct?

the bill is $874...... $546 LT estate $327 remainder men

where do i ask a question about the public administrator on this forum?
