leaving a relationship...both names on the lease

Two years ago my girlfriend and I bought a foreclosed house. We didn't need anyone to co-sign but her father helped us with the $20,000 down payment. Although I pay the utilities and throw in on groceries, I am still in college and she makes a lot of money working for her father from home, so she paid for most of the repairs we've had to do on the place. Our plan was to rent the house out when I am done with school, but things haven't really worked out and I am thinking of moving out. My question is: am I entitled to anything if I decide to leave? I am not looking to get rich or anything, but both our names are on the lease and it feels like it would be such a waste to have put so much effort into fixing the place up only to leave and not have anything to show for it.

How is the house titled, and loan'd?

if you BOUGHT a house, whats up with the lease? who is the lease with?

It looks to me like dad bought the house.;) He would have been stupid to buy a house for his daughter and her "at-this-time" main squeeze.
I don't know about that.

from his post they clearly bought a house, and the down payment from dad was a gift.

and contradictory, also from his post, they appear to be on a lease.

a serious clarification is needed here

I should have said title, not lease. Both of our names are on it and we have a thirty year fixed rate mortgage. Her father was not involved aside from lending us some cash initially. sorry for any confusion I've caused through ignorance.

This will depend on how the home is titled. Really, how much have you invested in this?

Over the past two years were have spent about six to eight grand on repairs, almost all of which was paid for by my girlfriend. She also pays the mortgage, although as I said earlier I have put in some money in the way of furniture and such, in addition to doing most of the labor. And yes, we both definitely own the house and both of our names appear on the title.

if you are on the title, then you own 1/2 of the house.

if it is possible, she should refinance into her own name and buy you out. (if you guys have any equity, which is extremely doubtful that you do.) if she wont even discuss it you can sue her and she will then be forced to do whatever the judge finds to be fair and legal. (sell, or refinance)

if that is not possible, then you co own a house you wont be using.


at least you were smart enough to be on the title, some unmarried couples are much dumber then that.
