What is the name of your state (only U.S. law)? Mississippi

I own an house and the mortgage is solely in my name. My former significant other's name is on the Deed of Trust. How can I get the name removed?

**A: you may need to buy the person out.

Mortgage liability has no bearing on ownership interest. The parties vested in title are the owners. You need to negotiate a purchase, or gift, if agreeable, of their interest in exchange for their signing off their interest in the property. Neither you nor they can just remove a co-owner from the Deed of Trust.
