LL is acting quite strange

What is the name of your state (only U.S. law)? Iowa

Hello all, this is my second apartment. I do not know if what my LL is doing is strange but I would like some advice!

1. Recently they have been sending maintenance people (large numbers) for the past two weeks to repair things in the buildings. I thought it was great other than the fact they didn't give any of the tenants notice. (After this I sent a letter demanding 24hr notice for entrance of my apartment).

2. Other than that I just received an e-mail giving me 18 hours notice to prepare my apartment to be shown to prospective tenants. Our lease does not end for 6 months, and this confuses me seeing as how the only open apartment in the complex is a 4bdrm with a completely different layout. (Also the RC has a policy of only reserving deposits on apartments for 30 days).

3. I suspect our RC has been acquired by a foreign company due to the recent change in its name after 80 years of being family owned. My roommate is also habitually late on rent, but we have not been billed late charges because I always pay my half on time.

What do you make of this?

If you have ONE lease that lists both you and your roommate, then I would suggest that you do your best to make sure ALL of the rent is paid on time so that that property owners/managers don't have a reason to begin eviction proceedings.

**A: the notice issue sounds strange. There could be varied reasons for repairs all of sudden and it maye be due to insurance or financing requirements. There should be late fees charged on at least half the rent that is in arrears.

On the notice to have the apartment ready to show new tenants in 18 hours. If the building has been bought by a foreign company, the new owners may not know that by law the current leases in effect when they bought it are still legal and they can't break them. In other words they think that they can just come in and kick everyone out and get new tenants in that will pay more rent.

2. To the person who said I need to make sure that rent is paid on time. My roommate is the primary lease holder, I am on a sublease as I moved in 3 months into the lease. I would honestly rather be evicted than pay his portion of the rent as he is already into me for over $200.

I have many more questions regarding my unique circumstances that I decided not to post here for fear that none of my questions would be answered. If anyone is willing to answer a few more questions please please let me know.

I see an eviction coming in your near future.

If your roommate, the primary leaseholder, is not paying his rent, then when/if his tenancy ends (whether evicted or voluntarily moves out), then you will find your tenancy no longer exists either. As a subtenant, it really doesn't matter if your own share is paid up. Since you are not on the lease, it is your roommate's rent payments that makes the difference.

In fact, it is entirely plausible that your roommate has already been given notice, and the management is shopping for replacement tenants already. I'd speak to your roommate and get the straight 411 asap so that you can prepare.

However depending on the language of the sublease, the OP may be allowed to sue the primary leaseholder for an illegal eviction and re-coup ALL costs associated with said eviction.

Carl it is not normal for a landlord to show a unit that far ahead ,My guess is that something is up that you may not be aware of , when you make your rent payment out do you make it out the LL or your roomate ?
