I think the 2-11 'deadline" was imposed by voxx. Because *stomp* *stomp* *stomp* HE WANTS IT DONE NOOOOOOOOOOOOOW! After sittingon his hands for 4 years.
Oh that deadline will matter not. The 120 day deadline may matter not if one was never prepared until this year. And then if the quit claim deed only states "I Ex-Mrs. Voxx quit claim my portion of 123 Main Street, Sometown, Ohio to Mr. Voxx" and it is notarized and signed that matters not because it is NOT a proper quit claim deed. So how it was prepared matters as well. So I am curious as to WHO prepared the quit claim deed Voxx provided to his ex on February 8th.

"she was to execute all necessary documents in order to transfer the title". It's a simple quit claim, nothing I need to sign.

Does this excerpt from OP's divorce decree have a different meaning other than what it means?

Actually, I did her a favor having this quit claim done! SHE was ordered by the court to execute all necessary documents to transfer the title.

Execute does NOT mean prepare. She was to sign it once it was prepared. It was YOUR property. YOU are responsible for the costs associated with your property -- including have the quit claim deed prepared.

It's prepared, she needs to execute without delay.

Reminds me of ex wife who wanted to have ex husband found in contempt because he did not prepare QDRO. It's HER property and the same concept applies.
