Hello,

I'm flipping a small 1 bedroom, 1 bathroom house and I can easily wall off some of that space to make it into a room.

Would this add much value to the property and can I advertise it as a 1/1 with a bonus room?

I dont want to go through the permit process since I need to sell this fast due to divorce.

To me, I would think an unpermitted change to a property such as this will DETRACT from the value of the property, as I'd have to figure in the cost to fix the junk you install to make the room.

ETA: I forgot to mention that you wouldn't be allowed to do this without the proper permits.

I doubt it would add any value to the house...beside the other trouble it could cause you.

However, pointing out the possibility of creating an additional room in your advertising could perhaps increase interest in the home.

You missed my point entirely Zig.

It wouldn't be an illegal modification if the new owner got a permit for any modifications they chose to make. If you point out in your advertising that a room or rooms are large enough to create an additional room, should they choose to do so, it might increase interest in the home.

Yes, I missed that. In any case, the OP shouldn't just do a modification such as this without proper permits.

first find out from your city what the minimum thresholds are that spell out when a permit is needed. (I used to live in a city that had a dollar amount and once that was reached a permit had to be pulled even if it was materials only & home owner doing own labor so it may be possible to not even need one depending on what you want to do, but your city has the answer as to what the triggers are for permits.
