what to do when seller retains possession of a house sold 30 days ago

So being the nice guy I am, I granted the seller 30 days to vacate, Deal was closed on 10-Feb-2015, seller recieved all cash.

30 days has past and they have not left. Seller was a hoarder with rooms packed to the ceilings.

What to do now, call the police? Report a squatter? tresspasser? Breaking and Entering?

It has NOT been thirty days. Thirty days would be Friday.

a squatter is a trespasser whom intends on remaining on the property so probably not
tresspasser?
You can try but I would bet the police will tell you it is a civil matter and you will have to take them to court.

have you spoken to them? You might swing by and remind them they are to be out by Friday.


Did you pay them ALL the money? If so, well, maybe not such a good idea. I would have suggested escrowing the money, or at least the greatest portion of it payable to them only upon actually vacating the property.

Is the permission in writing?

did you include a penalty if they didn't leave?
