What is the name of your state (only U.S. law)? NJ

Hi all,
I have a condo that I am renting out right now. The current tenants has given me the notice of non-renewal, they need a bigger place for they are having their first child in October.

What are my rights as a landlord to start showing the unit? I should probably check my lease but I see NJ doesn't really have a law as in regards to entry. I'd like to find new tenants as soon as possible. Thanks!

You should know LL/Tenant Laws in NJ before renting. As you do not you should consult with a local Real Estate Attorney with a copy of the lease and all communication.

Just so you are clear there is no way most tenants who are out there are going to look this far ahead . If you begin showing the unit in the last 45 to 60 days the tenants are still there you should have no problem finding a qualified tenant. ( If I were a tenant I wouldn't dream of looking this far ahead since a lot can happen in the next 5 1/2 months )

Hi, Farmer thanks for the reply. The lease is up on July31, the child is due in October. I just read that NJ requires a reasonable notice that is usually 24 to 48 hours. I know it's a pain for them but I have to find new tenants.

Also, after I inspect the condo, I have 30 days to return their deposit, correct? (Presuming all is well) thanks!

Its 30 days from the date that they leave (assuming that 30 days is accurate)...not the date you inspect. You really should schedule a walk through with them.
