What is the name of your state (only U.S. law)? California

A real estate agent whom I have known for 20 years manages my investment properties for about 7 years. Arrangement is the tenants would send him the checks, he would then write me one check after deducting all the expenses. No problem at all until 6 months ago. Instead of sending checks monthly, he sent a month of payment every 2 months . Now he is 3 months behind and not answering my emails, voice mails. I haven't fired him yet, and want to do so. What are my recourse and my next steps?

Fire and sue the bad guy, pursuant to your written agreement.

PS: Are you sure the guy's still alive?

That red flags you are seeing don't represent the Republic of China!!!

Clearly you need to immediately and formally revoke the agent's authority and so inform all tenants in writing with such further directives and inquiries as you deem advisable.
