What is the name of your state (only U.S. law)? South Carolina
What implications does adding an additional mailing address to a commercial property have?
Example: A Self storage facility (30 units) and a small warehouse are located on the the same property but are separate structures. Both the storage units and the warehouse are owned by the same individual. The warehouse will be leased to a small business owner to operate his individual small business out of. The small business owner who wants to lease the warehouse requests a separate mailing address. Will this cause any legal issues for the owner of the property?

You will want to check your options with the local Post Office. Also, your local municipality may want to get in on the act.

There are plenty of properties where different structures have second addresses , Just having a second address at a property should not impact your taxes but you may want to talk to your property insurance company if you get a second address just to make sure that it wont impact your policy. ( Here at my property there are two different homes but the second home has no ownership interest in the land it sits on, and my neighbors J & D down the road , her daughter who is my age has her own address for her home which sits on J &Ds land)

If this is not permitted with the city, it will not work as an address for USPS. Been there, tried that. Using an unapproved address will flag letters as invalid address before they even hit your city.
