What is the name of your state (only U.S. law)? FL

A tenant was given a $65 credit towards Oct rent because of an erroneous charge they paid the month before. However, they have not paid Oct rent and 3 day notice has been issued.

My question is, if the rent is $1472/mo but technically they only owe $1407, what should be listed on the 3 day notice?

If I list $1472, that is incorrect but if I list $1407 does it appear that I have accepted a partial payment?

The $1407 was the amount due so you list the $1407.

No.

Not if you specify on the notice what the actual rent was and show the credit for the overpaying and that the balance is the amount due that is in default.

Simple, yes?
