NY Judgement rendered/Collection how to proceed/be pro-active

Hello my wife has a couple of Judgements against her from when times were tought my daughters medical bills. We were not very well educated then so basically couple of creditors got judgements against her. I know they tried/seized bank accounts so now no bank acct in her name. She can not be wage garnished as she is self employed.

I read in NY statue is 10 years unless renewed for another 10 years. Im just wondering and planning for how to handle this for when it comes time to sell the home. Im assuming they have a lein against house. I cannot find anything with out county clerk website so I will have to go down in person to find out the status for sure...I think its been about 7 or 8 years now.

I just dont want to potentially discover this when we go to sell the house someday as IM PRESUMING they have a lein on the home. No other assets ie cars are in her name so.

Just looking how to advance. I know I have to even first verify what the deal is but Im presuming they are still there. They do not show up her credit report so Guessing they never sent to Bureaus as they definately were judgements rendered to the creditor.

Thank you for any advise on how to handle this or what / if its on my house lein so we can be prepared to take care of it/ address it before hand or atleast be aware of it.

yes. we were trying to negotiate a settlement back then but they wanted no part in it. thats why Im looking into advise NOW... vs when Im in the middle of selling it. I have to plans at this point to sell and move but its gonna happen someday......

Do I contact the creditor directly to work out or who do I start with to work on this?!

Step 1 - Go to the county courthouses where the judgments were issued and get COMPLETE copies of the case files - every scrap of paper in the file. That's your starting point and will tell you how and when the judgments were renewed, if they were renewed.

Step 2 - Go to the County Recorder and see if the judgments were recorded originally and on renewal (if renewed) and get copies.

Steps 1 and 2 will also give you EXACT DATES of things that happened as EXACT DATES are often critically important.

You wrote that the judgments don't show up on her credit report (singular?). Well, she has three credit reports (Transunion, Equifax, and Experian).

Step 3 - Make sure she gets current copies of all three. They can be had for free once a year at www.annualcreditreport.com.

When you have completed all those steps you will have knowledge and knowledge is the most important thing to have when dealing with creditors.
