Landlord ending lease Early on Grandparents

My 92 and 93 year old grandparents just received notice that the lease is being terminated early. The Lease started January1st 2018 and ends December 31st 2018. There is a clause in the lease that says the Landlord may terminate the lease early at any time by giving 60 days notice but does not say anything about needing a reason to end the lease. Is this a lawful clause in the terms of the lease? It seems like they can just end the lease at any point for any reason based on the clause.

We had the landlord send a plumber on April 13th for a non functioning kitchen faucet, the faucet was replaced and the land lord accused us of not maintaining proper salt levels in the water softener. It was at the low level. On april 14th the landlord sent a notice stating that the salt level needed to be raised within 24 hours. We complied and added salt within the time frame. On April 15th we received notice that the lease was being terminated in 60 days.

We feel its in our grandparents best interest to be in a different home at this point since the landlord has failed to make timely repairs on there heat in the winter already and this is the second request for service that has gone badly. Do we have legal ground to refuse the termination of the lease? If we are able to find adequate housing in the 60 day time frame can we receive compensation for moving expenses? Will we be held responsible for the required carpet cleaning by a professional as stated in the lease after only being there for 4 months/6 months when the termination is due.

I want to add that they have never been late or missed a payment and have been model tenants as we go over twice a day to clean and maintain the property

No, your grandparents cannot ask for any compensation because the landlord is permitted in the lease to do what he is doing. Help your grandparents find another place to live ASAP.

Make sure that you leave the home in better condition than it was in when they moved in, and all should be ok.

AS a LL: It is often problematic to evict a tenant if the eviction is tainted as retialitory conduct ....HOWEVER GA may not have any such consumer protection rules ..and what few mentions of protection are mentioned in context of having made complaints to authorities ..say for code violation, no heat etc...and that's not what you mentioned.

THe LL does not owe a dime to help move

No.

The GA landlord tenant statute has a list of what cannot be put in a lease. An early termination provision is not prohibited.

Your grandparents, unfortunately, agreed to the provision that doesn't require cause.

Does the lease excuse the professional carpet cleaning for any reason? I wouldn't think so. So, yes, have it professionally cleaned on move out and keep the receipt to avoid any dispute.

Irrelevant.

PS: Make sure you photograph the place up one side and down the other upon move out.
