[FL] Landlord did not list lease termination fee on itemized deposit deduction when there are spots for it, will I still owe it?

As the title suggests, I've been waiting to hear back from a complex I moved out of early. I should be charged an early termination fee of two months rent. However, I just received an itemized deduction list (I moved out on 5/25 but they listed the date I originally notified I'd be moving out of 5/31 and post marked the letter 6/28 but that's a whole other issue). On the itemized list there are spots for deductions related to attorney fees, late payments, etc, including lease breaking fees. Nothing is filled in (other parts are filled in so they didn't just send a blank one). Does this mean I am not responsible for it?

If I understand the 30 day deposit law in FL, they would be late mailing it since I left on the 25th (and even send them an email and called as such), so I would not be responsible for the carpet replacement pro-ration they deducted, but if they're not charging me the fees I am not going to make a fuss about it either.

Unless you gave them further notification that you were changing from the 31st to the 25th they may not have known you were gone and the clock would not have started.

But if they didn't make the deductions you are probably off the hook.

From what I was heard it is irrelevant if I did or not. Though I did email them and then call and talk about it since it would land on a holiday weekend.

So the itemized deduction says I have to object to anything on the list within 15 days. They're only deducting a bit, I get over half back (since they haven't shown any fees other than the pro-rated carpet) but both the itemized list and the addendum (I guess they couldn't write out the carpet pro-ration description on the first sheet so they had a near identical one to write it in?) included spots for fees related to moving out with lease breaking explicitly named.

I guess would this be a "gotcha" kinda matter where they either intentionally or accidentally forgot to add it and they can't later on or can they send it effectively again with the amount added in?

Either way it seems like my best action would be just to wait the 15 days and see what happens? I'm not trying to con my way out of it or anything through some legal loop hole but I also don't want to continue to stress about it or bring up some lines on their own form they completely ignored, especially with how horrible they are with communicating and getting back to me.

When did you return the keys to the landlord? When does your lease expire? What does your lease say about termination fees?

I dropped them off on the 25th. They said to drop it in the rent mailbox since they would be on vacation.

Expires in November.

Says two months rent should be the termination fee but they seemed very uncoordinated with that (since there was an option between that or "until they find a replacement renter") and they didn't assess any fees on the itemized list.

Wonders if your LL found a new tenant and they moved in a lot faster than normal ? ( that might explain why they didn't list the early termination fee

Possibly? I mean, they should have to list it on here if they were going to charge it, right?

I'm not complaining if they're not. I was just stressing for the past month because they wouldn't respond to any of my attempts at communication so I just want to have an idea of what to do but it seems like waiting is the best bet.

Edit: The area was getting more popular as college kids down the road started trying to get farther out. I swear when people would move out there'd be somebody new almost immediately.

were you on good enough terms with a former neighbor that they can tell you if someone has already moved in ?

I have a friend who lives about 15-20 minutes away.
Would it matter since my fees would not be based on if somebody moved in, only if they wanted to I guess be lenient on it?
