Issue with landlord

We moved to a house and rent it for two months already. Landlord just approached and in bad manner threatens to us for notice letter that we don’t close a door when ac works in apartment.
Our kids always open and close door so it’s normal and we never keep door open only at the time when we need to enter or exit a house.

they stated if we keep door open they will send notice. I kinda start to feel now that they monitor us and micro manage. I do respect their rights and do whatever they ask, even pay for rent by cash as they insist on it. They even asked us to remove our trash bin next to our door because when they exit their house they see a bad view because of trash bin. Also keep saying that we don’t put water to their trees which in our house, despite that we actually do it.

We just moved here and used all our funds as we have have two small kids and it’s not to easy these days.

do they really can do it and give us a notice based on that, as we don’t want to move and we pay in time?

Why do you pay in cash? Do you get a receipt every time? What does your lease state about the door and trees and trash bin?

What sort of “notice” did you receive from your landlord?

Do you rent space in landlord’s house or do you rent a separate apartment?

Do you have a written lease?

Are you renting month to month, or do you have a year’s lease?

Is there a water restriction in your area of California?

A violation of the terms of your lease can result in a notice to quit. I don’t see that what you describe warrants such a notice but it comes down to what you agreed to when renting the premises.

Why do you pay in cash? Do you get a receipt every time? What does your lease state about the door and trees and trash bin?
We filled up rental application and they said there are no going to be a lease. They gave us receipt for deposit once but not for rental payment. I told them can I pay in money order as it’s easier. They said do you have issue paying in cash as we want this payment method. About door and trees they said only once we moved on second or third day as no lease.

This is separate house and we leave across their house. We pay for rent, gas and electricity

1. We did not receive any notice. They gave us verbal notice that they are going to give written notice
2.We rent separate house across their house
3. No written lease just rental application for a house
4. They did not specify for how long, they just said we need someone for long stay preferably
with
5. Water restriction only for using water in background, but we don’t use it

everything was verbal as they didn’t want lease agreement. Not sure why as I been asking. Once we moved they started to tell what we have to do an don’t. We are totally fine with the rules they stated and do follow.

Are you saying that they are telling you to keep doors closed INSIDE the home? If so, how would they know that you keep an inside door open?

I think your landlord is being duplicitous... Are you sure he owns this house? If they are not giving you a receipt, how will you show you have paid them every month? Are you sure you are not squatting on someone else's home? Did you check the ownership records for the house you are renting?

If they really are talking about a door inside the house, I would be concerned that they had cameras set up inside. That would be worrisome.

I think your landlord is being duplicitous... Are you sure he owns this house? If they are not giving you a receipt, how will you show you have paid them every month? Are you sure you are not squatting on someone else's home? Did you check the ownership records for the house you are renting?
We are not sure.
We never check who is owner as for the past many years I never asked or did such research, as I usually do on trust basis. Yes I agree about payment and that’s the reasons why I’m going to ask them to give me receipt as they only gave receipt for deposit. From next month we will start paying by money order to be on safe side

Your county government property tax web pages can let you look up by address ( the one you rent ) who the recorded owner is ( who the property tax bills are made out to) AS to money orders I suggest you stop by a local bank to learn what the procedure is if you buy a money order from them and the LL claims it is lost , versus say buying a cashiers check from them to use to pay rent . I say this because some money order companies have a longer process to get refunds should the LL claim they lost it. Last your free to send the rent via confirmed mail delivery thru the post office . AS to the details of how you use this homes air conditioner let alone odd details like so called door rules might make the LL look like a horses backside but at any time the LL could formalize them by giving a proper notice to address the issue. or just give proper notice to tell you to vacate. in the long run its possible that this landlord is a bully and your best bet may be to find a new place to live and make sure you not only clean every thing from A TO Z but take pictures of how nice and clean it all is and that inc inside the toilet bowl, fridge , oven , tub , closets , drawers cabinets , windows are clean , vent covers vacuumed out etc. ( in case you have to sue to get your deposit funds back

I understand. Thank you for detailed advise all well noted. I probably will consider moving to new place if they continue to be so hard on us without any reasons.
