A big thank for explaining about Zigner, I got it now.


The lease has this condition:

No amendment, alteration, addition, or change to this lease shall be binding on Tenant or Landlord, unless reduced to writing and signed by them and by direct reference made a part hereof

But the agreement I recently signed with the husband alone for rental reduction, in exchange for the repair costs I paid, does not state that the agreement is (or will be) part of the lease (or intended to be part of the lease) or anything like that (FYI, the word “part” is not there in the agreement). This may make that agreement not binding on Landlord (wife and husband).
Again: unless this couple is separated and in the process of divorcing, you have made a good faith attempt to resolve the issue and the couple would look stupid if they sue you over the $700.

Of course, for piece of mind, be a stickler in the future. Of course, then the wife will complain about having to take time out of her busy life (roll eyes) because you insist on both signatures. Just smile, and pleasantly insist.

Alternatively, ask for something, in writing, wherein they both agree that the signature of only one of them is required for matters relating to the rental.

For information purposes only, did that husband commit any violation/mistake by signing the agreement for rent reduction without his wife's signature or it is my responsibility (if at all it is needed) to get the wife's signature also, in that agreement? If husband committed that mistake then they (wife and husband) never sue me.

You are correct Zigner. I will be back to this forum if they ever file a case on me. To everyone in this forum who responded: a big THANK YOU until then.
We will keep our fingers crossed that no legal action will be filed against you over the reimbursed $700 repair costs.
