How to deal with a Toxic Rental Property

What is the name of your state? Ohio ,Columbus

There is a rental property down the street from me owned by Progress Residential rental and the tenant are a problem. Long story short , Feb 2023 there was a stabbing there , Feb 2023 there was a high speed chase across the city ending there the tenants were arrested. Plus the loud trucks coming and going at night I have video of both the stabbing\chase and loud trucks. My question is how do I deal with this situation I contacted the rental company but really no response from them. I really would like to know what my legal options are if any and how I should go about taking care of it .

Call your local police and report the tenants/trucks as a nuisance.

Have you checked your county property tax desk records for that address to learn if it is owned by someone else other than the rental agency? If it is then the mailing address and the name of owner the county sends property tax statements to would be the person to complain to in writing as well as talking to your city council persons office to learn if your city has special ordinances that address problem rental properties . If noise ordinances are violated your local PD would be the one to contact

The police are dealing with the stabbing and the chase, there may be nothing that the landlord can do in regards to either of those issues, as they may not be a violation of the lease. The noise is something that a landlord might be able to do something about as a lease is likely to have something in it about that, but even that is not guaranteed. Someone else suggested that you contact the police about potential noise violations and you certainly can do that. However, if the tenants drive trucks and those trucks make no more than a normal amount of noise for a truck, then that would not necessarily be a noise violation.

Just understand that a landlord CANNOT violate a lease. So, if the tenants are in good standing and the things that annoy you are not addressed in the lease (even in a general way) then the landlord may not be able to do anything to rectify the issues that are upsetting you. Your potential solutions may lie in another direction.

You can do that if the rental company is the owner of the property.

If the rental company is only the agent for the owner, you aren't likely to prevail without naming the owner.

And again, in order to prevail you will have to prove that it is reasonable for you to object to what is happening and that the landlord had an obligation and opportunity to fix the issue and chose not to do so. I completely sympathize with your dislike of the situation, I am just not sure that the landlord is in a position to do anything about it at this point unless the lease is being violated.
