the landlord told the neighbor that the lifetime lease was illegal, with no witnesses.
Before June 27, 2020, F.S. §689.01(1), which existed since 1829 said that a lease for more than one year required to be signed in the presence of two witnesses.

Did the lifetime lease have two witnesses? If not I guess that is what your landlord was referring to.

The law has now changed, but I honestly don't know how this old lease would be viewed now before a judge.

The lease was only signed by the old landlord and her. But everybody in our building knew we had a lifetime lease, they would all be willing to be a witness in court!

What your mother had with the previous landlord is irrelevant now. You both signed a new lease and that is all that is relevant. You can take the lease(s) to an attorney to see if there is anything that can be done...but don't count on it.

What it means is that the new lease replaced the old lease.

"Had" (past tense).

Without the assistance of a lawyer, your options may be limited. I'm very sympathize with your situation.
Any options that might be available to Lifetl would be the same with or without an attorney’s assistance. An attorney, however, can help Lifetl determine if there is hope of his mother preserving her lifetime lease after she signed a new lease without the lifetime provision.
