Then you have a professional who can attest that the tree was dead and dangerous. I don't think that you need to worry about the landlord suing you over his property. However, I think that your odds of winning a suit over the cost of the tree removal is about 50/50. You can prove that it was dead and dangerous, and somewhat prove that he knew it, but you still didn't give him notice to remove it or you would, so that is what makes it 50/50. The fact that you paid less than market price does help.It would normally cost $1500 to have reputable tree service remove a tree this size. I have a friend who owns a tree service and he is licensed and bonded. He did it for me for half price as a favor and gave me an invoice for the landlord.
