Leasing a home in Georgia and have had a few issues with the landlord company.
This all started with an HOA complaint about my lawn which was proven to be untrue.

Per the lease, within 5 days of "non compliance", they can inspect my property (within 5 days). They waited 60 days and sent someone over who found a weed in a bush. The lease requires 24 hour notice and they did not provide that. The same person came again a week later, also with no notice. For both, I did get a text message when they pulled up - this is documented through their online portal also. Another person came earlier this week completely unannounced (no text) and I asked them to leave.
Additionally, the LL charged me $500 for the lawn service and then added it to my monthly bill. At that time, they started the eviction process for "non payment" of the bill. The eviction notice is the same day that the charge appears on my account. Per the lease, any charges are added and payable with the next months rent, not immediately.
They would not back down and I paid the full amount so we would not get evicted.

My question is, what are my rights in Georgia and what can I sue for?
In summary, LL sent maintenance without notice three times (violating my privacy and quiet enjoyment) and then attempted to evict me without proper notification or timing per the lease. Other states have defined dollar amounts per violation but Georgia does not seem to have that.

Did your lease make you responsible for lawn maintenance?

I assume the lawn is visible from outside your rental, correct? If so, why do you believe that an inspection of the exterior of the property is an invasion of your privacy and a violation of your quiet enjoyment of the property?
