OK. Your view seems to be growing more clear.
If the landlord had sent an email stating explicitly in writing that he was refusing to rent to me again out of retribution for me demanding that local COVID-19 emergency orders be followed, perhaps you might consider that to be landlord...
OK. Your view is that I signed a lease and the lease is on me no matter what. Your view is that even if the landlord had sent an email stating explicitly in writing that he was refusing to rent to me again out of retribution for me demanding that local COVID-19 emergency orders be followed, that...
Yes, landlords in a general sense are under no obligation to rent to particular people. However, anti-retaliatory laws state that landlords are under that obligation sometimes and even under an obligation to compensate for moving costs or months of rent to particular people in certain...
Thank you for your reply.
If I had not terminated my lease, my problem would be my ensuing obligation to pay 4% more for a room now worth maybe about 10% less in the post-COVID market. Terminating my lease was the only solution available to me for that problem.
Doesn't landlord retaliation...
Thanks for your reply.
I am using the word "demand" in the sense of "If you don't do A, I will do B." This is shown in the sentence earlier in my post: "On May 1, 2021, I wrote to the landlord demanding that the 4% rent increase be waived or I would terminate the lease."
I am using the word...
State: MA
Lease termination events:
I moved into a room in an apartment with a shared entry and shared common areas in Cambridge MA on May 1, 2020 on a separate lease for the room in my name only. The lease runs until August 31, 2021. The lease is self-renewing with an automatic 4% rent...
What is the name of your state? Massachusetts
I've lived in the same apartment for 11 years. When my lease terminated in previous years, sometimes the landlord had a new lease set up in time and sometimes the landlord accepted rent for a few months under a tenancy at will before I received a...
The answer to "She can't do this legally can she?" is "If you've received a Notice to Quit and the time has expired, yes she can. If you haven't received a Notice to Quit then no she can't."
But I understand that actual assistance of other people with facutally complete statements is the...

Good advice would contain links to resources that depict legal realities in the state the person posting is from. This forum rarely contains good advice.
Thanks for your answer. I never meant to argue that my landlord has prevented me from paying my rent.
I did mean to argue that I attempted to take an action that would permit me to pay my rent, and the landlord's behavior served to halt that process.
I don't recall expressing those wants.
My view was that I caused damage to the landlord, and then my attempts to decrease the damage were thwarted by the landlord. That's why I asked about damage mitigation doctrine.
This seems to be a separate issue, but I believe the landlord is in compliance (interest bearing escrow account, notification of new balance and option to withdraw interest with every new lease, etc.)
That seems more relevant, and I understand it's something I should be discussing offline...
I always appreciate it when an anonymous magical person online informs me what my real problem is and why I am upset. I think you will believe me when I write that I am upset for multiple reasons and have multiple real problems at this particular moment in my life. I am grateful for your...
Got it. You've explained the situation in the landord's eyes.
Is it also your view that a housing court judge in Massachusetts would view a rent payment 10 days late after 10 years of tenancy as an indicator that a tenant is sufficiently unreliable for a landlord to take steps that will...
Where did you read that I've been teetering on the brink of total insolvency for at least 8 years? After I was laid off, I started a business that grew until I'd nearly recovered the same income as when I had a full time job. Then the business shrank and other things happened that are too dull...
Thanks for your answer. Is it your view that, because I violated the lease first in my favor, it is a legal tactic for the LL to make consent for a roommate depend on a lease violation in his favor?
What is the name of your state? Massachusetts
I am the sole lessee on the lease. The lease includes the added statement: "lessee to submit credit application to lessor or to lessor's agent for any roommate considered for occupancy" in addition to the boilerplate ban on subletting without the...
