I'm the President of our HOA in Idaho. We have an area in our subdivision designated on the Plat as a "Landscape Easement". The HOA does not own this land and it is owned by two members. Their property line runs through the middle of it. We want to trim a large tree in that area but one of...
I am the VP of our HOA ( SkyViewProperty Subdivision). Two of our members are subdividing their land and the applications are in with the County (named SkyViewProperties Subdivision #2 and SkyViewProperties Subdivision #3). One of the members has his Subdivision #2 up for sale, even though...
Additional question on this topic, before I sell the subdivided parcel, I'd like to move ownership of it into an LLC I own (via Quit Claim deed) then prior to selling my primary residence before the 2 year time period is up, Quit Claim Deed it back into my name. My question is would this still...
We are also working with a licensed surveyor and a real estate attorney to ensure all steps are followed for the rezone (approved) and subdivide (pending approval by the mortgage company for the partial release). The county has already said the subdivide shouldn't be an issue based on similar...

I am trying to find the simplest most cost efficient way to do this. I wanted to avoid spending thousands on setting up a trust but it appears that may be the way I have to go. Thank you for your advice.
I am in Idaho and I understand that Transfer on Death for real estate is not allowed in my state. Is there any other way to transfer real estate on death to avoid probate without setting up a trust? I have one residential property that needs to go to the Trustee and I don't want their name on...
Our HOA was devastated by a legal action taken against a homeowner last year. Our Board President and Vice President had an axe to grind with this person, made a poor decision and we ended up paying the homeowner’s legal fees and legal representation for the HOA after the owner won the case...
