OMG! You get $2100 a month for rent and you won't shell out $400 for a new (yet, builder's grade) dishwasher? What kind of LL are you??? It's a tax deduction, for crying out loud!

You guys are beating a dead horse. OP plans on replacing unit and increasing the rent. The end result is that the tenants pay for the damage they caused. Due to the area that OP resides in, 2100/mo may not go as far as in your area of the country. He may be paying 3 times more in property taxes and things like plumbing/electrical service calls.
