The property is still in both of our names she is supposed to have had refinanced into her own name removing mine and has yet to do so
You said you quit claimed it. If you did that, you do NOT have the property in your name. That transfers your interst to her.

Just to clarify...

You no longer own the home because of the quit claim deed.

You ARE still responsible for the mortgage because it was never refinanced out of your name.

Those are two separate things at this point.
