discrepancy on lease

What is the name of your state? NY

Originally we thought we had two years left on the lease, but upon looking at it again, on the first page it says: ... to commence on the 1st day of February two thousand four and to end on the 31st day of August two thousand and six. Both dates inclusive at an anual rental rate of: see rider attached.

just above that though it states that the rent is for three years and seven months. Also on the rider attached, it gives the rent schedule until august 2007.

Should we follow the contract saying it ends 2007? or the part of the contract that says it ends 2006?

You need to contact the Landlord and ask what dates he wishes to go by ( If both Parties agree ) . Then have the Agreement put in writing and Both sign and Date it .

If you as tenants wish to go by the shorter time frame , you might have that option .

Look up New York State Landlord Tenant Law .

The Lease MUST be in large enough , and Clear and easy to understand text .

Without those aliments the Lease most likely could be challenged , but before taking such measures consult a LL/Tenant Law Attorney to be sure .
