I have two questions:

I got a letter that we have a new landlord. I have not paid rent this month and I have not had contact with the new landlord. I did not open when they knocked on the door. My old landlord was a slumlord. The new landlord asked others about my lease so I guess he does not have a copy of the lease.

Now I have a notice on the door that they request entry to "Inspect the Property for Damages". I have no damages. I don't want them in here. Can I use COVID to refuse entry? When I do not open, can they come in anyway? They have a key. Or is this illegal? Can I put a sign on the door that I refuse?


Also, I still have a few months left on my lease. The new landlord made new contacts with the other tenants. They made month-to-month contracts. My friend said that they can now give 30-day notices to evict and that the CDC protection will not work. Is this not illegal? Especially when you have time on the old contract left?

The LL is legally entitled to enter HIS/HER property. Your current lease will remain in effect until it expires unless you voluntarily sign a new lease with the LL. If you continue to deny access to the ll expect that your lease will not be renewed and you will have to vacate the moment your lease expires.

Why won't you allow the LL to enter so s/he may see what repairs need to be done? You called the old LL a slumlord so that implies s/he wasn't fixing issues you had.

I don't trust them. And it is COVID! I am scared.

Also, isn't it illegal to give people 30-day notices when they do not pay??

The CDC order only applies if you file a declaration with the landlord and likely the courts, that you can not pay due to jobs loss and hardship. You will also need proof.

If you do not have a current lease, the CDC order is irrelevant and will not protect you from a notice to vacate or an eviction if you fail to pay as agreed.

The landlord still has the right to inspect his property with a 12 hour notice. You can not unreasonably deny him this right.....even with covid.

I don't want them to have my number. I don't want them to know that I got the notice on the door.

If you do not have the money due to a covid related job loss, the you should file the CDC declaration? They have the right to enter and can enter with their own key.

It is a long story, I only owe this month to the new landlord. I owe two months to the old one. Now I have a job again.

The new landlord has been sending letters and wants me to fill out a form with all my information like SSN etc.

I believe that is illegal.

Also, they moved all other tenants (9) on their lease as month to month with 30-day notice. I was told that is an eviction trick.
