and for four other human beings to type a reply without any of them ever once even mentioning the phrase "Notice To Quit" is a shameful travesty.
The OP was advised multiple times that the actions the LL is threatening are illegal. (You must remember that the OP's question was "She can't do this legally can she?") The OP was advised that the LL would need to go through the proper legal steps in order to evict the OP. The OP was advised about the negative effects of having an eviction on his/her record. I'm really not seeing what you are griping about.

The answer to "She can't do this legally can she?" is "If you've received a Notice to Quit and the time has expired, yes she can. If you haven't received a Notice to Quit then no she can't."

But I understand that actual assistance of other people with facutally complete statements is the exception instead of the rule here.

Oh, I get it. The OP was clear that s/he has NOT received any notice to quit. I'm sorry that you missed that very important piece of information.

Alexander468 most of us here do spend time also telling tenants how to defend them selves and protect them selves from landlords who aren't fair , but there are times tenants them selves are not fair, Most landlords don't just tell a tenant who hasn't paid to move out on a whim, and when a tenant repeats bad choices over and over such as not paying on time. When I first bought and moved into a 4 plex many years ago I had a tenant above me who didn't pay her rent on time ALL the time , at first it was just a few days late each time then it grew into weeks late and she even did things like would not come home until near midnight then would get up and be gone between 530a and 6a every day rather than face me when I asked for the rent I was entitled to. Finally I gave her proper notice to get out and she screamed at me it was illegal to do that. In the end she still had possession of the unit and I took her to court for her failure to move out after proper notice. In the end that former tenant of mine found out how hard it was to rent another place with a UD on file.( she didn't find out until over a year later when she had landlords refusing to rent to her because of it, I learned of her complaint that she had been turned down for other rentals when one day I went to go to the bank and for some reason I had to use part of the alleyway behind these apartments near my bank to pull into and back up in order to find a place to park and by fluke there she was in the back of the building and she came up to me to complain a bit about how hard it was to find a place to live with that UD on file ( un lawful detainer) I was civil to her as I told her that it was a consequence of her not leaving on time after getting proper notice. I didn't remind her that she failed to show up for court . In this thread the tenant still may have a chance to move out before being taken to court even if they didn't get proper notice , this is a pick and choose battle, yes the tenant could win a short term battle but in the end lose the war and still have to move out.
