Does this mean anyone searching for knowledge should not ask questions on this forum. Hmmm.
No.

But anyone searching for knowledge by asking questions on this forum should be wise enough to heed the advice given.

And you have more leverage when your money is in your pocket and no leverage after your money goes into the seller's pocket.

I have an attorney handling all the legal paperwork. As for the advice, I appreciate it but it may come from experience and not from a
real estate attorney and that's the bottom line.

You are entitled to your own opinion about the worth of volunteers here, some with decades of relevant experience ...at least as to issues to consider . I assure you I use one of the top RE attorneys in this region of PA for any sales or purchases before the details get locked in place. IF you and your attorney are 100 % confident that the pins represent the correct points on the deed ....then so be it....and no survey after you move in is needed ....your call.

The most deskbound RE attorney around licensed to practice in PA can give you good advice on how to protect your lands w or wo a fence in place ...just be sure to follow it . You have given no indication that any adverse possession or passage or easement issues exist and perhaps there are none .

BUt I just gotta wonder, what is the point of a survey after you take title ( some might exist ...)

The pins could have been moved and the survey will tell. I would not have a fence built without a survey. I believe the title search will also determine any easements. I will discuss this with the attorney.
