what are reasonable grounds for a continuance? and usually, how far in advance should one file a motion for one?

That's almost an impossible question to answer. It would be easier if you tell us why you want a continuance and we can tell you whether or not YOUR reason is reasonable grounds.

It's not a civil matter because they never signed a lease.

A vendee under a Land Contract does NOT SIGN a LEASE! Her first post stated they had a Land Contract for the house.

The Vendee is a BUYER- no lease should exist, but the LC should. And, technically, the Vendor is not a LL, but a seller.

Hence they cannot evict but would have to foreclose against BOTH of them.
