where do i find "L/T law (CA Civil Codes)"
California does not have a 'landlord-tenant law' per se. It does have applicable sections in several 'Codes', including the 'Civil Code' (§§ 1925-1954, 1961-1962.7, 1995.010-1997.270) and the 'Code of Civil Procedure'.
These can be found at:

There are also several good websites that summarize the L/T laws for California. Some are:
http://www.landlord.com/lawresoverview.htm
http://www.caltenantlaw.com/Res-Law.htm
http://www.megalaw.com/ca/top/calandlord.php
http://www.dca.ca.gov/legal/landlordbook/

And there are even some books on the subject:
http://search.barnesandnoble.com/booksearch/results.asp?WRD=california+landlord
http://www.amazon.com/exec/obidos/tg/detail/-/1413300006/102-7637362-6088106?v=glance

As you can see, there are LOTS of resources available. Now, you just need to use them.

Sorry, Teri. :) Rather than assume you were a she based on the spelling of your name, I erred by using a masculine pronoun. Not only am I grammatically incorrect, I ventured into politically incorrectness. Shame on me ;)

no problem ;) . i guess my point was that i did not want to be over estimated. as i had mentiond before, i have no experiance with renting/tentants and all.
i am single, own a 3 bedroom house on a half acre and taxes are due at the end of the month. the only income i have is selling some car parts and what ever else i have. in which i have a very minumal amount of. so i have put an ad in the paper to rent out a room. i plan on eventually renting out all the rooms except mine.

believe it or not, i also allowed someone to store a trailer here for $30.00 a month i have not seen him for 5 months. don't know his name or where he lives. i thought i had his phone number. but not. oops!. well anyways at the present, it is not a problem so i am not too conserned about it at the time but i am sure i will be eventually. :(

so it looks like i will be learning yet another new field. lol

Oops, just read your latest while previewing my post. It's great that you are going to write up an agreement; it will help with future problems. I'm sure you know you can't retroactively apply a newly written agreement to past violations. You'll have to enforce your verbal agreement with CA code which may or may not support that agreement.[/QUOTE]

**A:yes ;)

thank you for your time :D
