Maybe your GF should just leave ASAP when the lease is over, and make sure she READS and UNDERSTANDS everythng about the lease BEFORE signing it!!
This is basically a lesson learned, especially since most repairs are going to be in the $300 range, aside from any major upgrades. As you could imagine, the landlord was extremely upset when she told him that she was leaving. But anyways, think she is just going to walk away and chalk it up to experience. Thanks to those who gave positive advice!

These clauses neither benefit the tenant nor the LL. What usually happens is the the tenant will not address pending issues because they know it comes out of their pockets. So, they ignore repairs, hide them, or attempt their own. The end result is that what could have been a 50 dollar repair is now a 500 dollar repair. I think some of the free income late night gurus came up with the idea of capping LL and tenant repairs. Had your GF not have been responsible, she would have promptly contacted her LL of needed repairs.
