would you personally move forward with the tenants I'm considering (credit scores of 702 and 680 for the couple guaranteeing lease payment), or would you pass? Assuming of course I make all tenants jointly responsible. The couple have no negative items on their credit, though they have a high student loan debt combined of $130K.
"No negative items" is good. Student loan debt is OK. But I would want to know if they are living from paycheck to paycheck or do they have savings in the bank and a cushion between their bills and their income.

Julia keep in mind there are people who pay rent on time, pay there electric and gas and phone and car ins and have no credit card debt but have a lot of medical bills they are behind on and that has damaged their credit rating.

Actually, your latest post could be looked at as harming the orderly flow of things. ;)

Julia expressed appreciation for the contributions made by the forum members. That was nice.
