Need HELP with California Mobile Park Eviction

I am disabled and have resided in the same mobile home park for more than 8 years. My disability checks were changed from the first of the month to the 14th., and I had no alternative but to pay my rent late. I had a verbal conversation with the manager and sent a confirmation letter acknowledging her agreement to accept these late pays. On (or after) the 14th of every month, I would submit a check for the FULL amount due (rent, utilities AND all applicable late fees - 10% of total rent and utilities due). If able, I added a few additional dollars to be placed towards the next months rent. Nearly every statement I received (I have every statement since move in) shows a credit balance. A quick check of my bill pay account showed that I have made these late payments consecutively for the past 26 months (plus additional hand written checks).

While in Arizona, preparing for my daughter's wedding, management tacked BOTH a three days notice AND a 60 day notice to vacate on my door. Apparently, a new law passed in January (2007), which states that a tenant can be evicted if they pay late three months in a row. On the other hand, management AGREED to continue accepting these, and has done so for the past three years.

I receive a small check every month which only allows me to survive. There is no way that I can come up with the thousands of dollars required to move it. My mobile is under a Contract for Deed and I cannot sell it until it's paid for. (I still owe $9000.). I need to know if I have any recourse. I need to save my home. PLEASE HELP!!!!

You need to check with the Golden State Mobile Home Owners League - GSMOL as they are very active in assisting MH owners with park mgmt issues.
