How many written notices did you send via certified E-Mail?

If you want money and feel your LL did things incorrect, you yourself should have followed the law precisely. But you didn’t. Sorry but this is not our fault.

You wanted advice, you got it. Sorry that you did not like it. Feel free to go to court and prove us wrong.

On the LL breaking the law you are guessing. In this country you are innocent until proven guilty. It is however a crime to call somebody criminal when he is not.

So, I would be very careful.
I am not guessing. I know that in NY state the daytime temperature must be at least 68 deg F, and 55 deg F at night. The temperature in my apartment was nowhere near that when it was cold last winter. I can't prove that though.

It is also illegal to not provide hot water 24 hours a day, so the water heater timer they had installed is illegal. I can prove that.

Refusing to replace a carpet that was wet for a long time might not be legal, but it is extremely inconsiderate.

Really? Not so bad since you didn't notice this until two weeks ago and once again, instead of notifying the landlord, simply started looking for another apartment since your lease was up anyway.
I notified LL immediately when I discovered the leak and the wet carpet. The water heater is in a closet and the leak was not visible until 2 weeks ago, so I didn't know about it. When I saw it, I told them.


"I know the LL is not paying income tax on my rent, because that is the only likely reason for required cash."

Actually you know absolutely nothing of this fact whatsoever and are simply assuming this. I have tenants who pay cash because they prefer to do so; one works as a bartender and pays her rent in tips, one young couple prefers cash to checks and I have one long term family who pays ALL their bills in cash and (I suspect) have never owned a checking account.
No surprise the angry comments on my post are from LLs who think all tenants are scum.

"I don't have to sue them, just thought it would be fair to pay for the misery I have experienced for a year."

Then consider this a lesson learned. If you have repair issues with a rental property your first step is notifying the landlord/management IN WRITING of these, keeping a copy of this documentation for yourself.

I never before had a neglectful LL, and never before had so many problems with an apartment.

When every single poster on a thread is in agreement, that generally indicates that the poster is receiving the correct information.

Your problem is that despite that being the case, you don't seem willing to acknowledge the fact. Worse, you got snippy with those who were responding. That's not a smart move on your part.

Can we assume now that we're all on the same page?

The timer on the water heater is illegal in NY state.

Welcome to the tenant sues the landlord Wheel of the fortunate game , Our beloved host will be with you shortly then you may spin the wheel where you may have a chance to win the grand prize Not happening, if the heat wasnt working right in the heating season then thats when you should have complained, hot water I beg to differ on the tismer thing, because no matter what your claim is about hot water temperatures timer or not if the LL is upplying the hot water and it comes out of the tap at 120 F then there is no problem and your moving out so whats the point , your LL now knows water heater needs to be fixed LL is entitled to a reasonable time frame to make the repair.

I never tried to sue anyone before. I am not looking for an easy way to make money, I have much better ways to do that, like working. I am not poor, probably have more money than LL.

The motivation for me is fairness, not greed.
