This has been said above, I am sure, but it bears repeating. If the neighbor is simply opening and closing his door and it makes a lot of noise, then it's not the neighbor you have the problem with. Take this up with the building management so that they repair the obviously-malfunctioning door.

You could even turn this in to a positive neighborly experience by having all of the neighbors (the downstairs neighbor included) sign the same letter of complaint so that management knows this is not just an over-sensitive person complaining. You could work with the guy to help make his (and everyone else's) life better.

The guy is not normal if he opens and shuts the door 30- 50 times a day from early until night. We can't *prove* it was him that knocked on the neighbors door at 4am and woke her up because he ran down the stairwell to his apartment. She's afraid of repercussions because this is *not* normal behavior. Suppose he decides to do something more drastic? That's the main problem -- he could seek revenge on the lady who reported him (or he *thinks* reported him). Shouldn't condo management offices prevent this from happening without mentioning someone's name or which apartment? That sounds like common sense.
Maybe he's vaping? Maybe he is deaf? Honestly, it sound like you've never even seen this guy.

You and your neighbors sound like major busybodies and unreasonable.

"We can't complain about being terrorized by the door because then we be complaining and that would open us up to threats."

Please.:rolleyes::) People complain about way more serious neighbor issues without this phoney baloney sense of terror. I think you are trying to make your very petty issue seem like a big deal with this fake threat business.

And the 4am ding-dong-ditch incident: You haven't established that AT ALL.

I dunno. I'm usually up from ~5:30am, until after 10pm most days. I also have two dogs. It is not unheard of them wanting to go out a few times each hour. Let's say twice an hour. That's the door to the back opening a minimum of 32 times a day. From early until night.

I know you'll say he doesn't have animals. Okay. But what if, as someone mentioned, he vapes or smokes? And he prefers to keep it out of his living space.

And again, you really do NOT know that he was the one pounding on her door. It could have been anyone. I think it's much ado about nothing, tbh.

Back many years ago with I was a smoker it wasn't unusual for me to go out on the patio to smoke 20 times a day and every time I did it I had to open and close that door twice. 20 x 2 = 40.

I've been in million dollar homes where the house shakes when the garage dorm opens and windows rattle when the Porch door is rolled open or closed...bottom line ...it's NOT the tenants fault how much noise the sliding door makes ! Go to Home Depot or Lowes and buy a $6.99 can of garage door spray lubricant ..and politely ask him if together you can get the doors to run " easier "

We checked. He's not smoking or vaping. The smell would be obvious. We think he's got obsessive-compulsive disorder.

He's a renter. The office told him to oil the door. He hasn't. Last night he was opening and closing the door at 2-3 a.m.

OCD!

Get out of there NOW! You are in so much danger.

I think unless you are a doctor and have examined this guy, you don't need to make any diagnosis.

And if the guy does have OCD, he is not any special hazard to you and this doesn't justify your hyberbolic conjectures about the guy or his motives.

So go help him oil the door .and bring the spray lubricant ....worst case you might find the rollers are broken or the track is loose ....in an ideal situation one might lift the door off the track and lay it out flat to spray / examine the rollers ...they are not long life items in many builder grade units.

These are really problems for the noisey OCD door guy's landlord to address.

It really may not be solvable by lube. Especially if the rollers have been neglected and the door sill or frame are cut in... The solution is the door work properly and not be unduly loud. When you say 'lube it' and that doesn't solve it... better to just tell how loud it is, how often and how it needs attention to not be loud.

Personally as a LL I took time to address hinges, locks , rollers ...but I'm sure it is not on every LLs maintenance priority ...some issues are easier to address or attempt to address with that $6.99 spray lube can ...lube oil not WD-40 ...if it's unusually noisey try to get cooperation and record it at the site and play it for ears of office idiot with lousy customer relations skills ..and if rollers are broken/deformed /missing ..picture is worth 1000 words.
