Not so Good Update

surprise surprise... the tenant received his notice Wednesday and I received a call from housing authority today saying the heat doesn't work! Of course he claims he's been calling and also sent letters, never happened. I explained the situation and the inspector said it made sense and he could smell strong weed all through the house. He said the grow op is gone but he would document the strong smell and his speculation that this call was due to the start of the eviction process.

This doesn't change the fact that there could be a legitimate heat issue regardless of who is at fault and I will get this fixed. However... the inspector pointed out that "its not really that cold out right now" and has given me until Tuesday to have the heat fixed. Should I let him sit without heat until Tuesday? Thanks to his complaint I now have a reason to enter the house today and get another round of pictures to show the current state of the house. I know he will not be expecting the visit today especially since I can't get around on my own. But an "emergency" of this nature allows for my immediate access to the home even if he is not home (use my key), correct? If he tries to deny entry I could just call the police for escorted entry, correct?

I am so frustrated I don't want this guy to keep damaging my house!
