There is an email thread documenting awareness of seller and real estate agent; and agent is apparently representing both seller and agent.
Recommendation for certified letter has been made.

Suggestion ..many of the " recommended " forms for sellers disclosure leave a lot to be desired as to sellers duty. .to disclose material matters as to HOA....the PA Uniform Condominum Act is a bit clearer as to the sellers duty to disclose the HOA rules and regs, fees et al...PLUS the HOA duty to supply all this to seller upon request.

ME, i'D be proactive and be sure the complete HOA rules and regs , fees etc were supplied now if not already , to seller and agent((s) ...leave no room for seller or buyers agent to argue the HOA failed to supply same . See sections. 3205 and 3407 of the act. And to buyer if identity is available.

And if there are unpaid dues,fees, liens...get them in the package
..
