NY- I just entered into a one year lease with my landlord and he now decides he wants to sell the property. To whom ever buys.Is my lease still binding for the year? I would also like to know can they give me a 30-60 day eviction even though I have a lease. Whats the best way to proceed for me. The landlord assures me that he has a clause in which my lease has to be honored and they have to either find me a new place to stay or pay moving expenses, but i dont trust him or the agent. When I had a friend call the agent she said she could get the people out with a 30-day letter? What are my rights and is that legal

Do you have a residential or commercial lease ?

The lease has to be honored by the owner .

You wait until you are notified by the new owner , and any intentions of changes .

The landlord assures me that he has a clause in which my lease has to be honored and they have to either find me a new place to stay or pay moving expenses,
You and the new landlord could negotiate a settlement ( get it in writing , signed and dated ) for an early release from the lease . ( usually an amount equal to 2 months rent , and security deposit ).

**A: what does your lease state regarding terminating the lease?

Unless your lease says that it can be terminated with the sale of the property then it transfers . (store a copy of the lease in a safe place away from the rental )NOW about the real estate agent saying what they did , not all but once in a while real estate agents have no clue or tell such things to sellers or buyers just to get the listing or the sale . if this comes up again from the agent tell them flat out they are full of Bovine Excrement !
