I paid a contractor in San Diego, CA, $35,000 to redo the roof on our restaurant that is currently under construction. As part of that, it included a 20 year parts and materials warranty. The labor aspect is supplied by the roofers and the parts supplied by the MFG.
Since we are under construction, we had to replace our hood system as it didn't meet current code. This required cutting the box that protruded from the roof, a little larger, thus doing some minor damage to the roof. When calling my roofers to get a quote for the repair, they quoted me approx. $5,300. I've called multiple other roofing companies all of which are licensed by the MFG of the specific material used for our roof, to install and service that kind of roof, maintaining the parts aspect of the warranty, and the average price I'm getting is $1,200. The work is no more than 6-8 hours for a single person, and the materials needed are negligible (maybe $100 worth, if that).
When confronted with this, my roofing company said they could drop the price to $3,700. But if anyone else works on the roof, my entire warranty on the work for the entire roof is void. They have me over a barrel, and it's unfair in my opinion, to overprice a simple repair because you know the customer is screwed if they go elsewhere. Is there any legal recourse I have for them overpricing this so dramatically? I mean at that price, subtracting $100 for materials, and assuming it takes the full 8 hours to do it, they are charging me $450/hr for what they pay their guys $25/hr to do. I know, as a novice, that I could accomplish this job in a single day assuming I had the right tools. It's not rocket science. It's the material and a heat gun.
Any advice?
