is it illegal or unethical to solict a property already listed with another realtor If the marketing was targeting the entire zip code and not targeting only certain properties. also if there was a disclaimer on the flyer says if the property is listed with another broker please disregard.

As long as your disclaimer is not hidden in small print, it is okay to send out postcards or to distribute flyers advertising your services to all households in a geographic area
