My 12-month lease that expires in 31 days, has an automatic renewal clause to a month-to-month basis under same terms and conditions as current lease. I received a renewal letter 3 days ago notifying me of a 6% rent increase. The letter states that if I do not provide them with a 30-day notice to vacant, the lease will automatically renew at the rate of a 24% rate increase, effective 60 days from the date of letter.

California law requires a 60-day notice if a rent increase exceeds 10%.

I was not expecting that high of an increase (compared to the prior 9 years). I have begun to look elsewhere but I am not sure if I will be able to relocate in 30 days. If I wait and give them my 30-day notice on December 1, how much rent am I legally required to pay for the month of December - the current rate or the rate quoted in letter?

from what you posted it sounds like they have indeed given you proper notice as to what your rent will be if you do not renew for a whole year and what it will be if you do renew for a year. If you were planning on moving then you will pay the higher month to month rate in January is how I read that
