Yep, I remember one of mybuddies wrote down the 'password of the day' on a small slip of paper..... and in order to keep from losing it, he folded it up and stuck it up his nose!!!

Yep, you got it, he had a 'code in the nose'!!

Guys S, your not going to believe this...I sent my realitor a letter stating that the 1,000.00 should be removed from the Estimated costs breakdown facts sheet, and also that she needs to put her requst for 2,000.00 dollar bonus in writting...and she told me that she is not going to close on my house tomorrow, she is backing out of the deal, and she will get the folks who origanally rented my home to pay for 6 months of rent as the contract states (although they are no longer in my House)....can she just back out of the deal like that. Here is the letter that I sent to her ( All I asked her for was a receipt).

Re: Sale of Townhouse
To be settled on 7/21/03 (changed to 7/22/03) at 2:00p.m

Please note the following with regard to the sale of my home. In reference to the Estimated Settlement Costs breakdown I received from your office via fax on July 17, 2003, on line 20, Repair Contingencies in the amount of $1,000.00 for re-imbursement for the painting of my home, this fee should be removed from the Estimated Settlement Costs sheet. Although I did agree verbally to the repainting of my home, pursuant to the advise of my real estate attorney, the amount that it cost to repaint the house has no bearing on the sale and therefore, should not be included in any costs. Rather I will need a receipt from the painting contractor that you hired for painting my home, detailing what was painted and the date it was started and completed, so that the payment amount for the painting of my home can be settled at a later date.

Also, on July 15th 2003, you verbally requested from me an additional $2,000.00 bonus over and beyond the 6% Marketing & Sales fee appropriated to you for the sale of my home. I will need in writing from you the reason(s) why I should accommodate this request.

Good letter. Now send her another one.
If you want her to really back out, then get her to confirm that to you in writing and that she offers to waive any further liability or responsibility. Otherwise, she could come back later and try to invoke her original contract.

Or, if you want to keep her (and I don't know why!!), then tell her that she has a valid contract and that you expect her to abide by it.

At this point, it is your choice.
Oh, and be SURE to get her statement as to the rent in writing. Simply, do NOT accept anything verbally from her. She clearly has a 'convenient memory'.

Best of luck.... and keep us apprised.

I ditto HG's post.

Your appreciation is rare in this environment where people seem so intent on bashing when they get answers that they don't like.

I have seen some other senior members abuse the privilage to respond to peoples issues, but you guys always have them removed from the site immediatley!!. And I know that you guys just don't sit around infront of your computers all day waiting for that next problem, so from me to all the Senior members, your time is much appreciated and I would even pay a small fee for the advise that you provide!
